If you are searching for a home in West Seattle, on Vashon Island, or in any of Seattle’s classic in-city neighborhoods, you’ve come to the right spot.
Dawn is uniquely qualified to represent buyers in this market, having bought, sold, and remodeled real estate in this town for 18 years. In her own words, here’s how she works:
No matter who you are, I look forward to meeting you. I love the variety that comes with meeting clients’ needs—first-time buyers, dream-home buyers, downsizers, right-sizers, and investors.
During our first in-person meeting, I’ll ask about your motivation for buying, your timeline, your “Must Have” criteria, and your “If Money Were No Object” ideals for your new home, as well as your price range, preferred neighborhood characteristics, lot size, etc.
If you have not yet been pre-qualified for a mortgage loan, I can recommend several fantastic local lenders. It’s critical to have a solid pre-approval letter in hand before we start looking at homes. Nothing’s more disappointing than finding the perfect home, then discovering that it’s slightly outside of your loan budget.
Home Search, Your Style
Once I understand your criteria, we can tailor our search to your preferences and time frame. I can ensure that all new listings that meet your criteria arrive in your email daily. Or, if you prefer, I will hand select a half-dozen homes for you to view. When the listings are flowing your way and we’ve found a few homes that look intriguing, the fun begins!
Price Analysis & Negotiation, My Style
I’ve got an analytic mind and I love to crunch numbers. When you are ready to make an offer on a home, I research the neighborhood and micro-market and help you determine a fair and competitive offer price.
I have negotiation strategies up my sleeve to help buyers win in a multiple-offer situation. Want to avoid multiple-offer situations? I have ways to do that, as well.
Take Your Time & Consider the Possibilities
I have a knack for spotting the potential in a home, and the construction experience to know what’s possible. As your trusted advisor, I’ll help you weigh the pros and cons of customization. (Have two busy careers, kids and pets? I’m probably going to suggest you avoid a fixer home. New construction or a recent studs-out remodel might be a better fit for your family.) If you’re keen to customize, I can readily give you ballpark estimates for many home improvement projects, and then share my network of painters, landscapers and handypersons who can make it happen.
I don’t want to find you any home; I want to find you a great home. One that truly meets your needs. Sometimes we find that on our first outing…and sometimes on our twentieth. With diligence, together, we’ll find it.
Mastering the Details of the Sale
Some Realtors think their job is done once they’ve found a home for their buyers. Not me! My job isn’t complete until your sale has closed and you’ve settled into your new digs. I’ve created a detailed checklist that I use to ensure that all parties to the transaction’s actions are met on time, not just my buyers, but also their lender, the seller, escrow and title.
Whether you are buying a modest first home or condo, or moving up to a multi-million dollar home, you deserve my full and careful attention. You’ll get that from me. Each and every client feels like my most important V.I.P. client.
Let’s Stay in Touch
I enjoy staying connected with past clients. My phone rings frequently with clients and friends asking for home-related advice and recommendations. Nearly all of my work is based on referrals, helping friends and family of past clients buy and sell homes, often multiple homes over the years.
