Here’s the Plan
I love to crunch numbers, so I do a comprehensive comparative market analysis (known in the biz as “CMA”) to come up with the most accurate suggested list price for my sellers. At our second meeting, I’ll present the CMA, my marketing plan, my suggested marketing schedule, and my suggested list price.
Setting the list price is something we do together. I promise not to “buy” your business by telling you the price you hope to hear. If I feel your expectations are unrealistically high (or low!) I will tell you so—I have your best interest at heart.
Getting Your House Sale-Ready
I know how to let buyers see the potential in your home and will help you prioritize small repairs and updates that can offer sizeable payoffs at closing. Feel free to tap my network of painters, house cleaners, landscapers and handypersons. I’ve also been known to suggest that sellers not replace their roof, not rebuild their chimney—sometimes it’s best to get quotes on these repairs and wait to see if a buyer requests them.
If your home is of modest size, I will offer complimentary staging, augmenting your furnishings with my accessories. For larger homes, I refer you to my favorite professional home stagers. Staged homes sell more quickly—and for higher prices—than unstaged or vacant homes. The cost of high-quality staging pays off in a big way.
Making a Splash & Negotiating on Your Behalf
Every listing gets professional photography, provided as part of my general marketing strategy. I tap my advertising background to create high-quality marketing materials for my listings: beautifully rendered web listings, postcards, tri-fold brochures, and color flyers. Of course, the more expansive the property, the more extensive the marketing.
Once your home is on the market, I follow up on each and every showing. Feedback from buyers and their realtors allows me to assess the interest level, which particularly helps in negotiating multiple offers. I love working the multiple offers!
Mastering the Details
Some Realtors think their job is done once they’ve found buyers for your home. Not me! My job isn’t complete until your sale has closed and you have your sales proceeds check in hand. I’ve created a detailed checklist that I use to ensure that all parties to the transaction’s actions are met on time—not just my seller, but also the buyer, buyer’s lender, escrow, and title. This results in a smooth transaction and timely closing.
