I received this feedback from a local appraiser today:
… I wanted to thank you for sending over the detailed information on all the comps. Most agents send over a list of comps which in and of itself isn’t helpful since we all use the same MLS, haha. But what we, as appraisers, don’t have access to is the little nuances that you notice or the reactions of your buyers to certain homes. That is very helpful when we are analyzing our data. So, thank you so much for all the extra work you put in, I wish more realtors were like you! Thanks again!”
Even in this hot Seattle Sellers’ Market – whether I’m representing a Buyer or Seller – I still take time to provide the bank’s appraiser with comparative sales data along with details of the transaction if there were multiple offers. I want to do everything I can to ensure the transaction flows smoothly to a successful closing.
